                                     WETLANDS
The Town of Abington Plan of Record for Bordering Vegetated Wetlands dated November 11, 2005 was used for design planning. Delineation reflected on plans reflects understated wetland and resource areas.
NOTES****
**** Plan of Record fails to indicate when wetlands were delineated.
**** Plan of Record fails to identify all bordering vegetated wetlands.
**** Plan of Record fails to identify all resource areas.
**** Plan of Record identifies a STREAM as a drainage swale.
Proposed plans do not reflect an elevation for the 100 year floodplain.
                       (see  FLOODPLAIN   for further details)
                       MGL c131 s40 310 CMR 10.57:(2) (a) 3

Proposed plans do not reflect a 10 year floodplain along the stream (refered to as a drainage swale) to provide for a Wildlife Habitat Evaluation.
                       MGL c131 s40. 310 CMR 10.60:
Proposed plans references "SWALE" and fails to take into consideration that there are up gradient wetlands of proposed site that are listed on ....DEP Wetlands Mapping DEP Wetlands (1:12,000)

Note**
Sites where vegetation is not presumed to be adequate to delineate the boundary or sites that have been disturbed will require more detailed analysis. Certain areas have wide transition zones where the BVW boundary is not obvious. Wetland hydrology at a particular site may vary from season to season and direct observations of wetland
hydrology may not always be possible.
For these sites, the presence of hydric soils and/or other indicators of wetland hydrology together with vegetation will need to be evaluated and documented in more detail to establish a BVW boundary. On disturbed sites, soils may be used as the sole criterion for determining a BVW boundary.

         STORMATER MANAGEMENT
Stormwater Retention/Detention basin.
Sediment Forebay bottom elevation 109 Overflow 111.75
(notes****)
**** Proposed 2.75 feet standing water
Basin Bottom elevation 110 Overflow invert elevation 111.20
**** Proposed 1.20 feet standing water
**** Not all Stormwater is directed to the stormwater management area.
                   GENERAL NOTES

Proposed plans do not provide for any wetlands replication for lost wetlands.

The entire stormwater basin lies within a vegetated wetlands as well as driveway, parking and portions of the building.

Although the Wetlands Protection Act, MGL c131 s40, allows the Conservation Commission discretionary authority to allow up to 5,000 square feet of wetlands to be altered, the regulations also requires that proposed wetlands being altered MUST be replicated to provide NO NET LOSS. Estimated area of lost wetlands is in excess of 10,000 square feet. AUTOMATIC DENIAL.

This plan  was created by Ulwick Affiliates/Architects using a plan created by Charles Lanzetta/Rockland Golf Course August 21, 2001 and donated to the Town of Abington.
This plan was NEVER submitted to the Abington Conservation Commission or DEP for approval.

Plan error: Scale reflects 1" equals 150 feet where it is actually 1" equals 80 feet.
Green denotes Wetlands      Grey denotes buildable uplands
